Wire Fraud Warning
REAL ESTATE TRANSACTIONS CAN BE TARGET FOR WIRE FRAUD

STOP.                    VERIFY.                THEN SEND.

Criminals may attempt to impersonate real estate agents, lenders, title companies, escrow professionals, or other parties and send fraudulent wiring instructions. Never send money solely because you received wiring instructions by email or text.

BEFORE SENDING FUNDS:

  • Contact the appropriate title/escrow professional using independently verified contact information.

  • Confirm the wiring instructions verbally.

  • Do not rely on contact information contained only within a suspicious or unexpected email.

  • Be extremely cautious if wiring instructions suddenly change.

  • If something doesn't look right, stop and verify it before sending money.

Pre-qualification vs Pre-approval

These terms may be used differently by lenders, but generally, a pre-qualification is an initial estimate based on information you provide, while pre-approval typically involves a more detailed review of your financial information.

Your lender should explain exactly what their preapproval process includes.

Why Pre-approval Matters

For buyers using financing, speaking with a qualified lender early in the process is extremely important.

A lender can help you understand:

  • The loan programs for which you may qualify.

  • Your estimated purchasing power.

  • Potential down-payment requirements.

  • Estimated monthly payments.

  • Interest rates and loan terms.

  • Estimated closing costs.

  • Documentation needed for loan approval.

  • A preapproval can also help demonstrate to a seller that you have taken steps toward obtaining financing.

Earnest Money

Earnest money is money a buyer may deposit after entering into a purchase agreement to demonstrate their commitment to the transaction.

The amount, deadline, handling, and circumstances under which earnest money may be refundable depend upon the purchase agreement and transaction.

Never assume earnest money is automatically refundable. We will review the applicable contract terms and deadlines carefully.

Depending on your transaction, potential expenses may include:

  • Down payment

  • Earnest money deposit

  • Home inspection

  • Appraisal

  • Loan-related fees

  • Title and escrow-related charges

  • Homeowners insurance

  • HOA-related charges when applicable

  • Closing costs

  • Moving expenses

  • Repairs or improvements after closing

Your lender and applicable transaction professionals can provide estimates specific to your purchase

Once you begin the mortgage process, changes to your finances can potentially affect your loan approval.

During the home-buying process, consider avoiding major financial moves without first consulting your lender including:

  • Opening new credit accounts.

  • Closing existing credit accounts.

  • Financing furniture or appliances.

  • Purchasing or financing a vehicle.

  • Making unusually large purchases.

  • Moving significant amounts of money between accounts without documentation.

  • Changing employment without discussing it with your lender.

  • Co-signing a loan for someone else.

When in doubt, call your lender before making the financial move
